Living in Lake Country, WI: A Local Guide to Pewaukee, Hartland, Delafield, Oconomowoc and More

by Patrick Johnson

Lake Country is the cluster of lake communities in western Waukesha County, between Milwaukee and Madison along the I-94 corridor. If you're thinking about moving here, or moving within it, each town has its own feel. Here's a quick local overview from a broker who lives here.

Pewaukee

Pewaukee is home to Pewaukee Lake, one of the largest lakes in Waukesha County, and the walkable lakefront and beach in the Village of Pewaukee. You'll find everything from lake homes to established subdivisions and newer construction, with quick access to I-94. Explore Pewaukee homes and market data.

Hartland

Hartland has a small-town downtown along the Bark River, a strong sense of community and a mix of older neighborhoods and newer subdivisions. It's a popular choice for families and move-up buyers. Explore Hartland.

Delafield

Delafield offers a charming historic downtown, easy access to the Kettle Moraine and Lapham Peak area for hiking and cross-country skiing, and a range of homes from condos to luxury properties. Explore Delafield.

Oconomowoc

Oconomowoc is known for its lakes, including Lac La Belle and Fowler Lake right by downtown, plus a lively downtown with shops and restaurants. Housing ranges from in-town homes to lake estates. Explore Oconomowoc.

Nashotah, Merton and the surrounding lakes

Smaller communities like Nashotah and Merton put you close to lakes such as the Nashotah lakes and the Okauchee and North Lake areas, with a quieter, more rural feel while staying close to amenities. Explore Nashotah or Merton.

Sussex and Lisbon

To the north, Sussex and Lisbon offer newer subdivisions, parks and a little more space for the money, which makes them popular with growing families and buyers looking at new construction. Explore Sussex or Lisbon.

How to choose

The right town depends on what matters most to you: lake access, school district, commute, lot size, new construction or a walkable downtown. School district boundaries don't always follow town lines, so always confirm the district for a specific address before you buy.
