Downsizing in Waukesha County: A Step-by-Step Guide for Lake Country Homeowners

by Patrick Johnson

Thinking about downsizing in Waukesha County? Whether the kids have moved out, the stairs are getting old, or you're simply done spending weekends on yard work, right-sizing your home can free up time, money and energy. Here's the step-by-step plan I use with downsizing clients across Pewaukee, Hartland, Delafield, Oconomowoc and the rest of Lake Country.

1. Decide what "right-sized" means for you

Before you think about selling, get clear on what your next chapter looks like. Ask yourself:

  • Do you want first-floor living (a ranch or a condo with an elevator)?
  • Do you want to stay close to family, your church, your doctors or the lake?
  • Are you open to new construction, a condo community or a smaller single-family home?
  • How much maintenance do you want to be responsible for?

Your answers shape everything else, from which communities make sense to how you time your sale.

2. Find out what your current home is worth

Most downsizers have built significant equity, and knowing that number makes every other decision easier. Start with a free estimate on our What's My Home Worth page, then let me prepare a personal market analysis based on recent nearby sales and the homes you'd be competing against.

3. Give yourself 8 to 12 weeks

A calm downsizing move usually takes two to three months of preparation. A realistic timeline looks like this:

  • Weeks 1-3: Sort room by room into keep, gift, donate, sell and toss.
  • Weeks 4-6: Handle repairs and touch-ups, and line up your next home.
  • Weeks 7-8: Stage, photograph and launch your listing.
  • Weeks 9-12: Negotiate, inspect, close and move.

Our free Smart Downsizing Checklist & Timeline (Waukesha County Edition) walks through each step, including a local donation and disposal directory.

4. Declutter before you list, not after

Buyers pay more for homes that feel open and cared for. Removing extra furniture, collections and personal items before photos are taken is one of the highest-return things you can do. Many of my clients use a short-term storage unit during the sale so the home shows its best while they keep what matters.

5. Plan the buy and the sell together

The biggest stress in downsizing is timing. Depending on your situation, you may be able to make an offer contingent on your sale, coordinate both closings for the same week, or use bridge financing through your lender. I'll map out the options with you so you move once, not twice.

6. Price and market it right

A well-priced, well-presented home attracts serious buyers in its first weeks on the market, which is when you have the most leverage. Every listing I take gets professional HDR photography, video and drone footage, full MLS exposure and targeted social media advertising to reach buyers beyond the MLS.
