Buy Before You Sell? A Move-Up Buyer's Guide for Lake Country and Waukesha County
One of the most common questions I hear from Lake Country homeowners is: "How do I buy my next home without selling first and ending up with nowhere to live?" If you're moving up to more space or a different neighborhood in Waukesha County, here are the options and how to choose between them.
Option 1: Sell first, then buy
Selling first means you know exactly how much equity you have to work with, and you can shop as a strong, non-contingent buyer. The trade-off is timing: you may need a rent-back from your buyer, a short-term rental or a stay with family between homes. A rent-back, where you stay in your home for a short period after closing, is often negotiable and can bridge the gap.
Option 2: Buy first with a home-sale contingency
A home-sale contingency makes your purchase dependent on selling your current home. It protects you from owning two homes, but some sellers see it as a weaker offer, especially for the most desirable homes. It works best when your current home is priced right, prepared and ready to list immediately, so the seller can see you're serious.
Option 3: Bridge or equity financing
Some buyers use a bridge loan or a home equity line of credit to access their current equity for the next down payment before their home sells. This lets you write a stronger offer, but it carries costs and qualification requirements. Talk with a trusted local lender about whether it fits your situation. I'm happy to connect you with lenders my clients have had good experiences with.
Option 4: Coordinate both closings
With good planning, many move-up buyers list their home, accept an offer and close on both homes in the same week. This takes an agent who manages both timelines closely, which is exactly what I do for move-up clients.
Building instead of buying?
New construction adds another layer of timing because build schedules can shift. If you're building in Lake Country, we'll plan your sale around realistic completion dates and protect you with the right contract terms. See our Build page for more.
Start with your numbers
The right strategy depends on your equity, your financing and how competitive your target neighborhood is. Start with a free home value estimate, then let's sit down and map out a plan that gets you into your next home without the stress.
